The 85,000 sf space required full demolition and MEPS upgrades in order to accommodate a program of specialty medical practices. Equipment needs included two MRIs with associated shielding and floor reinforcement, PET/CT, and radiology, dental, and audiology specialty equipment. Situated in the heart of Midtown, the project required extensive logistical planning and precise execution. NYU Meyer Complex Physical Chemistry Lab Healthcare/Life Sciences NYU Meyer Complex Physical Chemistry Lab Project Info Project Info NYU Meyer Complex Physical Chemistry Lab Cauldwell Wingate was engaged by New York University as a Construction Manager to provide preconstruction and construction management services for their new physical chemistry lab. The project was a build-out of a chemical synthesis lab and optical physics laboratories. The scope consisted of the gut renovation of existing facilities including the installation of high-precision self-leveling lab tables, fume hoods, casework, extensive lab gases and water hookups, showers and emergency eyewash areas, and safety monitoring devices for the state-of-the-art research facility. In addition, extensive infrastructure was required to support the lab and maintain ongoing operation of adjacent animal laboratories including new rooftop exhaust and customized air handling equipment, heat exchangers and electrical risers. Scope included the full multi-floor renovation of offices, patient rooms, phlebotomy spaces, and laboratory rooms. In addition, work also included the infill of a skylight, new mechanical equipment, and a complete renovation of the clinic’s pharmacy. The renovation of the pharmacy involved the installation of new counters, partitions, high-end millwork and associated finishes, casework, and pharmacy distribution equipment. Finishes, colors, and certain things could be changed to suit the tenant but the basic set up is already done. This was Matt Abreu’s approach to making things easier to lease up and he holds a little more control with his design and his CM (US) building it. It give potential tenants options. Each floor was about $2,000,000 in construction.
